Mold on drywall is really mold on paper. 🧱 A sheet of drywall is a gypsum core with paper bonded to both faces. Gypsum is a mineral. Mold does not eat minerals. The paper is a different story. It is organic, it holds water, and it is exactly what growth wants. So the question on any drywall patch is how deep the paper is affected. Light surface growth on painted paper can sometimes be cleaned. Paper that went soft, darkened through, or separated from the core is finished. Press it. UV light can kill mold. Whether it does in your ducts is a different question. 💡 UV works on dose. Dose is intensity multiplied by time. A lamp in a duct gets a fraction of a second with air moving past it at speed. That is very little time, which means very little dose. And UV only affects what it can see. Anything shaded, inside insulation, or on the far side of a bend receives nothing at all. That pink slime in your shower is probably not mold. 🚿 It is usually Serratia marcescens, a bacterium that loves soap residue, warm water and surfaces that never fully dry. Which matters, because the fix is different. Mold gets removed and the moisture source gets closed. A pink biofilm gets scrubbed off and then kept off by drying the surface. It is also a signal worth reading. Something is staying wet in there long enough for a biofilm to establish. Warm humid indoor air touches it, cools below its dew point, and the moisture in that air turns into liquid on the glass. That water runs down and pools on the sill, which is usually painted wood or a paper faced surface. Now you have a wet organic material with a daily refill. The important part is what it implies. Mold on a baseboard is directional evidence. 📐 Water obeys gravity, and materials wick upward. So the shape of the staining tells you where it started. Staining that is darkest at the very bottom and fades upward means water arrived at floor level. A spill, a slab issue, a leak running along the floor from somewhere else. Staining that is worse at the top of the baseboard, or on the wall above it, means water came down. A pipe, a window, a roof. Attic mold is almost never a roof leak. 🏠 It is warm moist air from the house getting into a cold attic and condensing on the underside of the roof sheathing. Where does that air come from. Bathroom fans that vent into the attic instead of outside. Kitchen exhaust doing the same. Gaps around light fixtures, the attic hatch, and every pipe or wire that passes through the ceiling. And the reason it condenses instead of leaving is that the ventilation path is blocked. Insulation pushed into the soffit is the single most common cause. Finding mold on the OUTSIDE of a duct is relatively good news. 🌬️ It means the contamination has not entered the airstream yet. What it does mean is that the duct is running colder than the air around it and condensation is forming on its exterior. Usually that is failed or missing insulation, or a duct running through a humid unconditioned space like a crawl space or an attic. The reason it matters is what happens next. That same temperature difference exists on the inside surface too, and if humid air gets in through a gap at a joint, the interior starts as well. Outside is a warning. You are bringing warm, very humid outdoor air into a space whose surfaces are cool because they are in contact with the ground. Growth there is the clearest single indicator, because that surface is cool, unventilated and directly above the ground. Two. Look at the ground itself. Bare soil with no vapour barrier is a continuous moisture source evaporating upward all year. A barrier that is torn, gapped or partially covered is doing a fraction of its job. Three. Look at the ducts. Testing a person and testing a building answer two different questions, and people constantly substitute one for the other. 🧬 A test on a person asks something about that person. A test on a building asks whether a material in it is wet and whether something is growing on it. Neither result transfers to the other. A building assessment cannot tell you how someone feels. And a result from a person cannot tell you which wall in your house is wet, or where, or why. So if the question is health, that belongs with a doctor. When a second opinion finds something the first inspection did not, it is usually in the same five places. 🔍 Inside the HVAC system. Plenty of inspections cover rooms and never open the air handler or look into a duct. Behind and under built in cabinetry, which cannot be moved and therefore often is not. The crawl space or the attic, when the complaint was about a living room. People inspect where the complaint is, not where the air comes from. Wall cavities, where nothing was opened because opening things is invasive and nobody wanted to. And the contents of the room, which almost never appear in a scope at all. 🏠 None of those are exotic. The strongest finding in this whole field is not about one species. It is about damp buildings. 🏠 Major reviews of the evidence have repeatedly landed in the same place: living in a damp indoor environment is associated with respiratory effects including cough, wheeze and worsening of asthma. Notice what that says and what it does not. It describes damp buildings as the exposure, not a single named organism. That is deliberate. A damp building contains mold, but also bacteria, dust mites, breakdown products of wet materials and chemicals released by damp finishes. Separating one cause from the others is genuinely difficult. A standard home inspection is not a mold inspection, and most buyers find that out afterwards. 🔑 Five things to do before you sign. Ask in writing whether there has been any water intrusion, leak or flood, and when. Written questions produce written answers. Go yourself, on a rainy day if you possibly can. Standing water, active drips and damp smells only exist in certain weather. Smell the closets, the basement and the lowest cabinets. Those are enclosed, unventilated and rarely staged. Look at the underside of the floor from the crawl space hatch, and into the attic.
