If you rent in New York City, the mold inspection is not a favor your landlord does you. ๐
They must inspect once a year. They must also inspect right away if you report a leak or mold, if you ask for an inspection, or if the city already cited your unit. ๐
And a fix is not a wipe down. The law requires them to find and repair what caused it, like a leak or moisture.
Before a new tenant moves in, all visible mold and the underlying cause have to be fixed first. ๐
One exception worth knowing: mold on shower tile or grout by itself does not count as a citable hazard.

Second, and this is the one people miss, heat changes humidity in a way that can help or hurt depending on ventilation. Heating a sealed damp room raises how much moisture the air can hold, so the air pulls water out of materials. That is genuinely useful. But that moisture has to leave the building. If it cannot, it just condenses on the next cold surface. ๐

Every few years a product appears that promises to skip the removal step. ๐งด
Fogging. Ozone. Encapsulants. Sprays that claim to treat a whole house at once.
They all run into the same physical problem. Mold in a building is inside material. A treatment distributed through the air reaches surfaces that air touches. It does not reach inside a wall cavity, through paint, into carpet pad or under a floor.
Encapsulants are worth naming separately, because they have a legitimate narrow use. Sealing a surface after the affected material has been removed and the area is dry is a real technique. Spraying a coating over material that is still wet and still contaminated is not the same thing at all. ๐
The test for any product: does this remove material, or does it treat a surface. Only one of those is remediation.

Venting a crawl space was standard practice for decades. In humid climates it can make things worse. ๐
The logic was that outside air dries a damp space out. That works when outside air is drier than inside.
In a humid summer it is the reverse. You are bringing warm, very humid outdoor air into a space whose surfaces are cool because they are in contact with the ground. Warm humid air meeting a cool surface does exactly one thing: it condenses.
So the vent that was meant to dry the crawl space delivers moisture into it every humid day.
This is climate dependent and it matters. ๐
In a dry climate venting can be fine. In a humid one, sealing and conditioning the space is generally the direction the building science has moved.

Three checks from the hatch.
One. Point a light at the underside of the floor above and look at the joists. Growth there is the clearest single indicator, because that surface is cool, unventilated and directly above the ground.
Two. Look at the ground itself. Bare soil with no vapour barrier is a continuous moisture source evaporating upward all year. A barrier that is torn, gapped or partially covered is doing a fraction of its job.
Three. Look at the ducts. Condensation or staining on duct exteriors down there means the space is humid enough to sweat cold surfaces. ๐
Those three answer most of the question and cost nothing but a flashlight.

So when insulation goes dark and starts to smell, the growth is not eating the fibres. It is living on what collected on them.
Three things provide that. The binder that holds the batt together, which is organic. Household dust, which is largely skin cells, textile fibres and organic debris. And the paper or foil facing, which is a genuinely good growing surface.
Which means dark, sagging insulation is a moisture report. Air has been moving through it, depositing dust, and something has been keeping that dust damp. ๐
Replacing it without answering why it got wet just gives the same process fresh material to work on.

Abrading a surface. Sanding, wire brushing, soda or dry ice blasting. Used on structural wood that cannot be removed, it takes the affected surface layer off while leaving the member in place.
Treating a surface. Sprays, wipes, coatings, fogs. These act on what they can reach and do not remove anything. ๐
A sound job usually combines the first two and finishes with the third. A job that is only the third one has not removed anything from your house.

Relative humidity. Common guidance points at keeping indoor spaces in the 30 to 50 percent range, and treats sustained readings above about 60 percent as the zone where problems start.
The important word is sustained. A bathroom hitting 80 percent for twenty minutes after a shower is normal and it clears. A crawl space sitting at 75 percent for the whole summer is a completely different situation using the same units.
Which is why a single reading is close to useless and a week of readings tells you almost everything. ๐
A hygrometer costs very little. Put one in the room you are worried about, leave it a week, and read the pattern rather than the moment.

Media blasting is faster over large areas and creates a great deal of airborne material, which is precisely why containment and negative pressure are not optional on those jobs. ๐
And all of it is pointless if the wood is still wet. Abrasion removes what is there. Drying is what stops it coming back.

So a thermal image is a map of where to look, not a finding. ๐

Look at the underside of the floor from the crawl space hatch, and into the attic. Those are the two spaces sellers almost never prepare. ๐
And take your own moisture readings at the base of exterior walls and under every sink.
